When I started working in residential real estate, one of the marketing tools that I was taught is open houses. Open houses can be held any time of the week as long as the sellers agree, though usually, they happen over the weekend. Some sellers do not like open houses because they feel like strangers are coming to see their private homes. Some sellers do not have any opinion because they are motivated to sell their houses so if open houses increase their odds of selling, they are willing to have open houses. One of the open houses I held on the south side of Denver received more than one offer during the very first open house. Not surprisingly, the house was updated by an investor and was move-in ready.
I got to know one of my clients at an open house and then helped her buy her very first home. She toured the house with her friend but was not financially ready.
